Initial Underwriting

We build the initial financial model from scratch using 3E’s proprietary templates. Every model is reviewed internally and benchmarked against similar transactions for accuracy. Turnaround time is 2 business days for most property types. We deliver an institutional-quality model with an accompanying write-up describing assumptions, identifying potential issues, and highlighting returns and capital requirements.

Deal-Level Consulting

We leverage our proprietary database of underwritten transactions to benchmark your deal assumptions against comparable projects. We cross-reference CoStar/Crexi data and internal comps to deliver market trend insights and flag risks before capital is committed.

Model Iterations
Through Close

Same-day or next-day updates for model iterations as diligence progresses. We incorporate feedback from lenders, investors, and partners. We adjust assumptions, update the waterfall structure, and provide regular deal status updates. We stay in the model until the deal closes — as many iterations as necessary.

Scenario & Sensitivity

We stress-test every deal across multiple return scenarios - varying rent growth, exit cap rates, construction costs, and financing terms. Sensitivity tables and scenario outputs are built into every model so you and your investors can evaluate downside risk, base case returns, and upside potential before committing capital.
